Credible and well-written path to financial freedom through real estate By Guillaume Boisset This is an excellent book that takes the reader through all the stages required to attain financial freedom through investing in small multifamily real estate. Refreshingly, there are no get-rich-quick promises here; it is understood and oft-repeated throughout the pages of this book that success will take tremendous work and commitment. However, that is not enough. It also takes experience, insight, and an understanding of how thing work in the business, and here the book delivers. Written by someone who clearly has been there before, there is the right mix of financial analysis, street-smarts, and hard-learned lessons to guide the perspective investor onto the right path. Even tax considerations are presented in an appropriate level-headed manner without being too detailed or too superficial. In addition, the author spices up the theory with what is effectively a real-life case study of his experiences, which adds to the overall value. However, there are a few potential improvements the author could consider to make the book even better. First, the comment about real estate being protected against inflation: that is certainly true to a point, but what is overlooked in this statement is that even the mere hint of inflation leads to higher interest rates that can wreak havoc on finances and housing prices in unexpectedly short time for the ill-prepared. A word of advice along those lines would have been of value. Secondly, there could have been some thoughts from this knowledgeable author on the impact of the rise of AirBNB-type technologies and how an investor could trade-off some of the passivity in an income stream in exchange for higher earnings. However, these are minor quibbles. This is definitely a book to read not only for those wanting to work hard and make it in real estate, but also for those who want to see how a success story can be built up and what it takes to win in America today. 0 of 0 people found the following review helpful. encouraging and entertaining By Cliente Amazon Whether or not you’re interested in property investment, Bowman’s enthusiasm in Beat the Lease leaps off the page with the forceful optimism of an opening musical number. His can-do attitude and wholistic approach to guiding first-time buyers will at least inspire you to step confidently in the direction of any latent project you’ve been entertaining (and probably cause you to incorporate jumping jacks into your morning routine and make-ahead veggie-burgers into your weekly meals). And if the idea you’re kicking around is related to becoming a landlord and beating your lease - this book gives you a blueprint that makes palatable and entertaining the world of real estate and loans, which, without Bowman’s conversational writing and engaging personal narrative, could be tedious and off-putting.
